The project comprises the restoration of the façade of an existing residential building, the construction of a multi-family dwelling with 27 flats, an underground car park with 41 spaces and space for a multi-purpose pavilion, aswell as the landscaping of a large garden with an above-ground bicycle storage.
The parcel is situated in the village centre of Nazareth. All possible amenities and services are within walking distance. The site was originally built as a factory for Callier. The municipal spatial implementation plan of the municipality of Nazareth applies, as does the urban planning decree on multi-family dwellings.
The existing site will be largely opened up, while the existing sheds and office buildings will be demolished. The site will be partly occupied by a new, sleek delineated volume. The building’s position takes into account the building line and building depths that are set out in the regulations and in the plan that is appended to the municipal spatial implementation plan.
The existing dwelling at No. 31 Drapstraat, with its distinctive yellow glazed bricks, is part of this project. The building’s façade will be retained and will be fully restored. The multi-family dwelling that will be constructed behind it is built using neutral, modern, grey bricks. The new volume is complementary to the façade of the house at No. 31, which must be preserved, enhancing the yellow, glazed bricks. The new grey brick volume will be combined with simple black joinery. The indoor balconies at the front of the building will have a sleek, black balustrade. These balconies break up the elongated façade, adding a playful element.
The building is home to 27 flats, with a nice mix of flats with 1, 2 or 3 bedrooms. There is a commercial property on the ground floor along Drapstraat, which opens up the façade, facilitating communication with passers-by. Three of the 27 flats are situated in the existing residential unit. These flats will look completely unique, as a result of their integration with the façade, which must be preserved.
The unbuilt zones on site will be transformed into a communal garden zone for all the residents, with tall trees. This open, green area plays a vital role in the upgrade of this strategic central location. The maintenance of the communal garden and building will be done with recovered rainwater, making this an ecologically responsible project.
