Drieborrebeek
New construction of multi-family dwellings with underground car parks and rezoning and renovation of an existing industrial building
Approx. 13.000 m² (approx. 100 units)
Drieborrebeekstraat, Ronse
The Drieborrebeek project includes the construction of three apartment buildings along with the renovation and conversion of an industrial building into lofts. The existing warehouse building, with its typical sawtooth roofs and chimney stack from the heyday of the textile industry, is the site’s landmark.
Together with the warehouse building, the apartment buildings create a triangular configuration. Views and axes focus on the inner area, with the existing chimney as its focal point. The Molenbeek brook, which wades through into this area, therefore creates a visually pleasing oasis. At the same time, the brook is a natural border between the apartment buildings and the warehouse building.
The overall location of the buildings and the views and axes created ensure cohesion between the new buildings and the structures to preserve. The façades of the new apartment buildings therefore clearly contrast with the brick architecture of the warehouse building.
The new building contrasts with the brick architecture of the warehouse through the use of white plaster and wood. This wood emphasises the window openings and recesses in the volumes. It is also a nod to the former timber drying on the site. All the apartments are south facing with balcony or garden.
The warehouse building is undergoing a complete renovation in which the shed roofs and steel columns are preserved. An outdoor courtyard to which all lofts are connected is at the centre of the warehouse building. This brings southern sun into the lofts themselves. The steel trusses and the view of both the chimney and the shed roofs give this square a unique and pleasant atmosphere. A section of a new cycle path crosses the courtyard, making the whole site easily accessible.
High quality and accessible green areas have been enabled by the excellent planning of the buildings. The result is a pleasant living environment.
