The dwellings will be built in a new subdivision. The site is situated between the R4 and the Lieve canal, meaning it has many advantages in terms of access. In addition to good accessibility by car, the subdivision also has a seamless connection with the surrounding bicycle infrastructure. There are plenty of shops, schools and other amenities associated with housing in the surrounding area.

The site will have 21 dwellings. A new façade line will be created because of the way the dwellings are situated on either side of the new street. The line is consistent with the profile of Speistraat, in terms of its height and function.

Project Description

The dwellings will also be in the same colour, namely terracotta red. The variation of the window openings in the façades and of the cornice height serves to create architectural diversity in the street, giving the dwellings their own identity.

The façade line is interrupted by interspersing parking clusters among the building volumes. The green parking areas ensure that cars are concealed from view and can be easily accessed. These parking areas can also be accessed from the footpaths at the rear of these parcels.

A communal green area will be created along the Lieve, that can be used by all the residents.

Every garden has private access from the footpath, and a storage area where the (bicycle) shed will be installed.

The façade widths of the single-family dwellings vary from 5.35 m to 5.50 m. Combined with the varying heights, this creates a mix in terms of the gross floor area and the number of bedrooms. The dwellings have either 3 or 5 bedrooms.

The spacious, qualitative dwellings and their private gardens, the required parking spaces and the seamless connection of the dwellings with the nearby qualitative green areas by means of footpaths make this a very bicycle and child-friendly site. The combination of all the above elements means this development ties in perfectly with the city’s vision to create a place where families can live in the city.
