Ground-level duplex units and apartments, commercial spaces, underground car park and public park

This residential site is located along the Doornzelestraat, on the outskirts of Ghent near the Handelsdok.
Spatially, it fits in with the developments of the ACEC building on Dok Noord and the Sassevaartstraat. This physical link takes the shape of a public walking and cycling axis, a soft and vital connection, which will be landscaped with as much greenery as possible. To the right in the background, there is space for a park with picnic table, playground amenities, a flower meadow and benches.
The main purpose of the construction project is residential. The project is accommodated in two buildings, lot A and B, allowing for several housing unit types, surfaces and sizes. There are plans for one-, two- and three-bedroom units. Out of the 63 units, 15 are ground-level duplex dwellings with a private garden, ranging in size from 32 to 42 m².
The remaining units on the first floor have a balcony of at least 10 m² and are either duplexes or single-level apartments. The duplexes are accessed via an external gallery. Lot A will feature an underground car park that can accommodate 52 cars and 186 bicycles.
The architecture is based on mixed materials, such as masonry, concrete, glass, wood or a similar material. Most of the façade will be clad in facing stone. The distinction between the ground-level duplexes will be underscored in a subtle way, either by the different joint colour, or by doing the joints differently. The variation in the position of the windows will further enhance the identity of each duplex unit.
The gallery at level two and part of the balconies will be clad with a sheet material: wood or a similar material. This material will be repeated in the outdoor storage units at all levels and in the lamella structure, which provides additional privacy. The naturally elongated shape of the gallery will be interrupted by exposed concrete elements. This material will also be used for the balcony elements. Planted vegetation will be used as the main way to create screens between the balconies. Sleeping and living areas are both grafted onto the gallery, giving this outside circulation a dynamic look.
The recovery and buffering of rainwater, the largely met requirements to achieve the imposed K and E levels, and energy-saving technologies are contributing to the sustainability of this project. The site is connected to the district heating network. We can therefore speak of an eco-housing estate.
