The Park View residence in Gentbrugge is located a stone’s throw away from Gent Zuid shopping centre. Strategically located, the residential project offers a perfect access to the city. 5 building lots are planned; the project design involves occupying lots 3 and 4 which are adjacent to a public park. What characterises lots 3 and 4 is the southeast orientation of the rear façade, which means perfect sun exposition and spacious balconies.
The bedrooms are located on the side with a northwest orientation, parallel to the access road. The park design includes an accessible green area centrally located between the buildings. Each apartment has a view of the park and contributes to good social behaviour. In terms of volumes and implantation, the complex on lot 3 – footprint 909 m² – has 4 storeys with a recessed 5th level. The volume on lot 4 – footprint 714 m² – has 4 storeys and no receding 5th storey. There is a mix of 1, 2, and 3 bedroom apartments. Furthermore, common function areas, such as bike storage and bin shelters, have been included in the ground floor layout.
The necessary amount of visitor parking spaces – 45 in total – was already built during the construction of the park in 2013. A parking ratio of one underground parking space per residential unit was used to determine the size of the underground car park. With 59 parking spaces – 4 for people with disabilities – the underground parking volume connects the two lots across the plot boundaries. There are no lock-up garages.
