The plot is located on the Minnemeers along the Lys River. On the other side, the site is adjacent to the listed buildings of the Nemrodzaal.
As a result of the site’s specific orientation – Lys facing to the north, Nemrodzaal to the south – the building is in the centre of the plot. This layout maximizes the impact of sunlight from the south on to the site and a fire-brigade access road is planned in the shadow of the Nemrodzaal, which creates a green area on the Lys side. This allows the building project to tie in with the request of the City of Ghent to extend a green strip linking the Lys with the small park in the Willem De Beersteeg.
In order to minimize the visual impact of the brick building, to reinforce the overall accessibility of the site and to safeguard the ‘new’ perspective from the Lys on the Nemrodzaal, the construction’s volume decreases as it rises. The architectural slimming also creates space for roof gardens.
All apartments overlook the Lys and have terraces and large windows on the sunny side. The terraces are partly walled; various roofs feature gardens. Since almost all the apartments have a unique layout, this translates into a rational play on three types of windows in the façade.
