This new development, located on the site of the former industrial site of the Filature du Rabot is based on the ‘Bruggen naar Rabot’ spatial implementation plan and strives to create a new urban residential area with a full mix of residential, commercial, car parking and green areas.

Project Description

The total project comprises approximately 35,000 m² of developable floor space, approximately 6,600 m² of which are for commercial purposes (retail, small shops, offices, etc.), while the other 28,400 m² are earmarked to create different housing types. Out of 228 housing units, 181 apartments, 29 ground-floor dwellings, 12 duplexes and 12 lofts will be created. 20% of that amount is reserved for social housing. Some 400 additional parking spaces are planned underground, hence creating a green and accessible inner area. Green is also very present at heights: through a green roof on the retail building made accessible to the public and playfully designed green roofs on the different building levels.

The easily accessible trade area along the Nieuwevaart stimulates the upgrading of existing businesses and enhances the status of the ring road as an urban boulevard. The south-facing apartments offer a beautiful view of the water. In the inner area, apartments overlook the park. The houses give a face to the rear of the retail area, bringing it back to human scale. The connection between the houses gives light and air to the access road and creates vistas and openings.

The old factory building and the old factory chimney stack have been preserved. They provide living memories of the original function of the site. The mill is being renovated and refurbished into lofts. Car parking will only be possible underground. There will be parking facilities for bicycles near the buildings both above and underground.
