The plot is located on Loystraat, a section of the N470a motorway south of the municipal centre, which is characterised primarily by residential construction. The northern side of the section between Kardinaal J. Cardijnlaan and Damstraat is bordered by a series of buildings (terraced houses) up to the boundary of the plot, while the southern side is largely occupied by detached houses with a varying depth in terms of building line in relation to the boundary of the plot. According to the regional zoning plan, the site is located in a residential area.
The southern side of the plot borders on a residential area located on Kardinaal J. Cardijnlaan, which consists primarily of single-family dwellings, linked together in clusters of 3, 4 or 5 houses.
A multi-family dwelling (‘Block A’) is planned along Loystraat, in the ‘residential area’, which will consist of two full storeys and a recessed third storey beneath a flat roof.
To the left of the structure, a private driveway will be created that will lead to the entrance to the underground car park, located behind the building.
The driveway will extend to the rear half of the plot, in the ‘residential expansion area’. Six single-family dwellings are planned here, in clusters of three along both sides of the access road (‘Block B’ and ‘Block C’). This part of the project is oriented towards the adjacent residential area of Kardinaal J. Cardijnlaan; an internal system of paths connects the project to the public domain that leads to Cardijnlaan along the southern side of the plot in two places so that the plot can also be accessed from this residential area.
The façade of the multi-family dwelling will be drawn up in a reddish-brown brick that matches the brickwork of the series of uniform terraced houses across the street. At the same time, the floor-to-ceiling apertures on the façade will be provided with white window frames for a fresh, contemporary appeal. The terrace railings will be of the vertical metal bar type, executed in white. The masonry near the lobby, where the lift is located, and the waste disposal area (4th segment, ground level) will be finished with openwork partitions to accentuate the communal nature of this part of the structure.
The design of the single-family dwellings in Blocks B and C is based on the same principle as Block A, in which the façade line of the three segments is staggered per segment and per floor. In this case, these blocks have deliberately not been given the same degree of symmetry as Block A; the ground floor level of one dwelling in each cluster is slightly higher so that the edge of the roof of the first floor is also slightly higher in places. However, the rear façades facing the plot boundaries remain uniformly at the same height in terms of the position of their cornices. As a result, each cluster is given a unique façade, in which each individual dwelling can be clearly distinguished from the rest.
