Concept

This development project involved constructing twenty-two new apartments in a warehouse dating back to the 1930s in the Pelikaanstraat. The warehouse originally belonged to a brewery and was later extended to four storeys for the Papeteries de Genval. Nine renovated residential units were constructed in a six-storey block of flats in the Belgradostraat. This block of flats has industrial tinted, art deco-style features with small rounded balconies, staggered facades, characteristic doorways with semi-circular glasswork, glazed brick plinths, plastered facades, etc. The more recently added corner apartments create a rounded accent at the street corner.

The warehouse's inner area on the Pelikaanstraat was fully built on right up to the property boundary accommodating a machinery room, a factory hearth, a covered parking area, a vertical circulation shaft and a four-storey warehouse. The warehouse had an open drive as an access route from the Belgradostraat. The inner area was cleared during the renovation and converted into a high-grade, functional, landscaped space. The character and the authenticity of the residential building as well as that of the warehouse were preserved as far as possible in a stylish symbiosis with the new modifications and layout. This resulted in 1,667 mē of new warehouse-style apartments, 1,057 mē of renovated space and almost 400 mē of garden and terraces.
